Full Home Inspections

Allen Home Inspections offers a comprehensive home inspection by State of Ohio licensed inspectors. From roof to foundation and everything in between, our inspectors will inspect the home for safety, habitability and maintenance issues. We inspect readily accessible, visually observable, installed systems and components per the State of Ohio Standards of Practice. Within 24 hours of the inspection (often the same day), we will email a detailed inspection report - including descriptions, limitations, recommendations - documented with pictures.

Pre-Sale Inspections

Pre-Sale inspections benefit the market and sell homes faster. Issues are addressed up front in the process, allowing the inspection to go smoothly and preventing surprise issues at the time of closing. Homeowners are able to make the minor repairs and may not need a licensed contractor.

Radon Measurement Testing

Radon testing is performed for 48 hours with at least 48 separate readings. Radon is a naturally occurring radioactive gas that may cause lung cancer. You cannot see or smell radon. Testing is the only way to know your level of exposure (more info at www.epa.gov/radon). Allen Home Inspections uses RadStar RS300 & Radalink monitors - top of the line machines to perform the test.

Pest Inspections

Termite and wood destroying insect inspections (WDI) reports are government regulated and sent as a separate PDF. The most common insects discovered are termites, wood bees, carpenter ants and powder post beetles. Check with your loan provider, as many loans require this service.

Well Testing

Quality: Bacteria (total coliforms; e.coli), Lead, Nitrates/Nitrites (metals). Quantity: The amount of flow for the home - 25 gallon test minimum. 

Septic Inspections

Visual inspections are conducted if risers (typically concrete round covers) are present. We determine the amount of waste, if the system needs pumped and/or damage to tank/baffles/lids. We do not dig for risers. Please make sure risers are visible.

Mold Testing

During our inspection, we will visually inspect for microbial growth. For further evaluation, we offer air quality testing (3 air samples measured by the Bio-Pump Plus - evaluated my EMLab P&K) to determine the amount and type of mold.
